In terms of locations prohibited for foreigners, according to the Law on Military Forbidden Zones and Security Zones, only officials and other personnel of Turkish nationality authorized by the competent authority can enter and reside in the first-degree land military forbidden zones. Therefore, it is a region where foreigners cannot acquire real estate.
The entry and residence of foreigners in the zone temporarily are subject to the permission of the General Staff. In the second-degree land military forbidden zones, foreign natural and legal persons cannot acquire immovable property in these zones.
Furthermore, the President can decide that foreigners cannot acquire immovable property and cannot rent without permission in areas to be determined due to their proximity to military forbidden zones or other strategic reasons.
According to the Land Registry Law, foreign natural persons can only acquire real estate ownership and limited real rights in areas subject to private ownership. Pursuant to Presidential decrees, citizens of countries bordering Türkiye cannot purchase real estate from the provinces of Türkiye that border their own country.
Property sales are prohibited in the provinces of Mardin, Kilis, and Hatay for reasons of public interest and national security. In areas where the developed land exceeds 10%, foreigners cannot purchase real estate in these cities due to public interest and national security concerns.
