According to Turkish Constitution, everyone has the right to inheritance regardless of citizenship. Therefore, in the event of the death of a Turkish citizen, surviving foreign spouses, children, or other descendants who have not acquired Turkish citizenship but hold a Blue Card can be inheritors.
According to the Law on Private International Law, inheritance is subject to the national law of the deceased. Therefore, the national law of the decedent applies to the inheritance. The only exception to this rule, as regulated by the same article, pertains to immovable properties located in Türkiye. Thus, even if the decedent is a foreigner, Turkish Law will be applied if the immovable property subject to inheritance is located in Türkiye.
For foreigners to inherit immovable property, it must be clearly understood from the civil registry whether they are eligible as inheritors.
Since inheritance rights are not governed by a separate law, Blue Card holders can be inheritors of immovable properties in Türkiye just like Turkish citizens.
In Turkish law, the right to be an inheritor is a personal right; therefore, legal entities cannot be inheritors. However, they can acquire property through a will in Türkiye.
